Terms & Conditions The following terms and conditions will apply to your vacation rental: 1) REGISTRATION: Signature of this agreement affirms the acceptance of the rental vacation home(s) and of the terms and conditions listed below. Signature shall be binding on all persons intending to occupy the vacation home(s). Receipt of this agreement via fax shall also be binding. 2) Check-in: Check in time is 4pm. Check out is 10am, unless otherwise listed. Do not under any circumstances go to your vacation home(s) prior to the check-in time without prior permission. We may be able to accommodate special requests, please inquire. Additional Fee may apply. The only way to guarantee an earlier check-in, is to reserve for the day prior. 3) DEPOSITS: A Reservation deposit of $220 is required within 5 days of reserving to secure the property(s). The balance of the monies is required 45 days prior to your arrival. Payment by check or credit card is accepted. Administration Fee of $35 or 5% which ever is greater, will apply for Wire Transfers, Credit Card or PayPal Payments. 4) CANCELLATION: Any cancellation prior to 46 days may have the deposit refunded. All cancellations will be subject to an administrative/cancellation fee of $50. Any cancellation within the 45 days of arrival may result in partial or total loss of any monies paid. Any refund of the monies paid is the sole decision of the property owner. As agents for the owners/managers, Disney Area Vacation Homes assumes no responsibility or liability for any refund. Payment of the rental(s) and/or deposit signify a commitment to complete the agreed upon rental. In some cases monies paid may be applied to a future stay, but not refunded. 5) OCCUPANCY: Occupancy of your vacation home(s) is set by the State of Florida. 2 guests per bedroom plus 2 more guests. Occupancy limits may vary slightly. Any others will be escorted off property with no re-admittance and fined $100 per person not listed on the Registration Form submitted. Guests will be accessed any fines incurred to the property by the State of Florida, Department of Hotels & Restaurants. 6) DAMAGE: Occupants are responsible for any damage to the property(s) and agree to pay all costs for repair of damage and any collection costs. You will be notified of any damage claims via certified mail. These are single-family homes and as such, occupants will be expected to respect and care for said property. Any home that is left abnormally or exceptionally dirty, above a normal clean, may be subject to additional cleaning fee. Each home is inspected on day of departure. If there is any damage upon your arrival, it is the guest responsibility to notify the property manager as soon as possible. 7) COMPLAINTS: Problems with the property(s) should be referred to the owner/manager information you received. This information is also located in the general information binder in the home. Please report any problems in the home as soon as you are aware so they may be taken care of. Please allow ample time for the owner/manager to respond to your concern. Feel free to call us if you get no response and we will try and assist you with your concerns. 8)
AGENTS LIABILITY:
Disney Area Vacation Homes assumes no liability for the occupants or the home(s).
Renter assumes all liability. Direct all complaints to the manager/owner of the
property for resolution. Please understand that things do need repair from time
to time, please allow the owner/manager time to correct the problem.
Owner/manager does reserve the right to enter the property(s) in an emergency
without notice. 9)
PAYMENT:
Payment is accepted by check or credit card. Signature below authorizes Disney
Area Vacation Homes to charge the amounts listed below to the credit card number
provided by the renter. Payment by check or credit card is accepted.
Administration Fee of $35 or 5% which ever is greater, will apply for Wire
Transfers, Credit Card or PayPal Payments. Payment in full is expected 45
days prior to your arrivl. 10)
POOL/SPA HEATING:
Pool and spa heating is an additional charge for all vacation homes. The
pool/spa heaters will heat your water to a comfortable range; usually this is 80
to 86 degrees. The pool heaters run approximately 8-10 hours a day. The pool
water will be cool in the mornings and heat as the day goes on. During times of
extreme weather the pool heaters may not have the capacity to heat the pool/spa
to the normal range. Pool heat refunds are not made for weather related causes.
It is the guest’s responsibility to keep any insulating blankets in place at all
times when the pool is not in use. Pool heaters are turned on the day of your
arrival and may not be up to temperature when you arrive. Payment is required
for your entire stay. Long-term stays are subject to negotiation of pool heating
costs. 11) TRAVEL INSURANCE: Travel Insurance will automatically be included in your reservation total. The cost of Travel Insurance is 6.5% of your reservation and is offered by CSA Travel Protection. You do have the right to decline this service but you must do so in writing to DAVH when signing this agreement. YOUR VACATION HOME SECURITY DEPOSITIn 99.9% of all cased the security deposit will be refunded or credit card not charged, and of course there is no charge for normal wear and tear of the house. However, here are some common reasons for deductions from the security deposit: q Excessive garbage on departure q BBQ cleaning q Broken or missing items from inventory q Spills/stains on stove q Bent pool poles q Holes or tears on the pool screen enclosure q Coins/mental, objects/toys in bottom of pool q Blocked toilets due to excessive paper and sanitary items etc, flushed down pan q Non removable stains on sheets and towels-blood/bleach/permanent marker, etc. q Carpet and furniture spills that require professional treatment q Relocation of furniture/bedding to original position q Loss of keys and front of key lock boxes q Late check out without prior arrangement q Non emergency call outs. |
